Superhost Guide to Airbnb’s 2025 Korea Rental Ban

If you’re planning to visit Korea in 2025 or later, here’s something very important to know:

👉 Starting in October 2025, studio apartments and officetels will no longer be allowed on Airbnb due to new Korean government regulations.

Airbnb existing listings:

  • Some hosts won’t be able to accept new reservations for stays after January 1, 2026.
  • Airbnb will not automatically cancel reservations confirmed before October 16, 2025.

As a 12-year Airbnb Superhost in Seoul Korea I’ll explain exactly what’s happening, why this ban matters for travelers, and how you can still find safe, affordable housing during your long stay in Korea.

Why Did Korea Ban Airbnb Studio Apartments & Officetels?

The short answer: new Korean housing laws.

  • Under current law, short-term rentals are only allowed for certain residential property types (like villas, detached homes, and apartments).
  • Studios and officetels are classified as commercial buildings in Korea, not residential homes.
  • For years, Airbnb allowed them because enforcement was weak. But starting October 2025, Airbnb will remove all studio and officetel listings to comply with regulations.

According to google. Around 70% of current Airbnb listings in seoul will be affected.

Why Were Studios & Officetels So Popular on Airbnb?

Many foreign travelers actually prefer studios in Korea because:

  • 💰 They’re more affordable than hotels.
  • 🍳 They include full amenities (kitchen, laundry, desk space).
  • 👩‍🎓 Perfect for students, digital nomads, and long-term visitors.
  • 🏠 They feel more like a home away from home than a hotel room.

Unfortunately, even though demand is high, Korean housing law hasn’t caught up with the needs of the modern traveler.
